A sober living house is a value added service.

Pretty much treating it like co-living.

I'm curious if anyone in the BP community has had experience - good or bad - with renting to sober living tenants.

It would be a Boutique Class A home for between 6-8 people in one of the top 3 metros for assisted living.

Live with family, stack cash, learn the numbers, analysis the market for a year, and then go find/buy/create a deal you can't pass up.

You’re right to be skeptical, that “membership company” workaround gets thrown around a lot, and most of the time it’s either misunderstood or pitched by gurus trying to sell a course.Here’s the reality after running co-living properties at scale:1.

The reason it won’t work is that “low end” assisted living is not profitable.  

I have come to an agreement with Oxford House to turn our rental house into a sober living home.

I'm sure they are very keyed in there if they still live there.One thing I would also caution on is rehabbing 2 hours away. 

There's huge demand for this space as more people age and need these types of living environments.
