I have been looking into the DC market recently specifically in SE D.C. any advice on that area? 

Rental income gets excluded from SE tax, but management fee income would be subject to SE tax. 

Most operators are very friendly and like to help others.In my local market we do se a slow down in the winters so it might not be the optimal time but it may be different since Texas attracts a lot of people that want to escape the winter.

I have done this, and I find that these posts contain many statements that are libelous per se and in my opinion give cause for a lawsuit against both all these persons.
