You probably mentioned that Greece is the best from the residency angle because it's one of the few remaining EU countries that hasn't abolished it's golden visa and it still has a property option while Portugal, who has the best program has excluded real estate.

Some countries allow residency / golden passport if you buy a certain amount of real estate in the foreign country.2) Money / Taxes are of no concern to you and you just want a property to call home.In most other situations, you are likely better off renting in the area.Some things to consider1) Spending more than 183 in a foreign country normally will make you a tax resident of that country2) If you die, you may need to follow the estate laws of that country3) In the US, if you live in the property for more than 14 days, it may be deemed a personal property limiting your tax breaks as a rental property.

You have a golden opportunity with being a realtor and now rental property investor.

Renting isn’t just a preference anymore, it’s the only option for a ton of people.What I find interesting is how this could create kind of a “golden window” for smaller multifamily investors.

As long as the rent is enough to cover the monthly payment, you are golden.

I really enjoyed the BP Money Podcast with the Golden Ratio Risk Parity Formula back in July- already listened to it twice and took copious notes! 

As much as I've found intel/strategies and advice it's no fun navigating through all the muck, It amazes me that majority of people just want you to fall into their funnels and pay, pay, pay if you really want them to give you their nuggets, when they really never going to get the full picture.2.

The golden visa sounds interesting, but def oit of my price range.
