I am now wondering if any  individual investors currently successfully market to travel nurses or if they all have been squeezed out by the corporations.

When you picture your very first investment, do you see yourself starting small with one unit, or jumping straight into a multifamily or flip?

Cities like Columbus, Cleveland, Cincinnati, Dayton, and Toledo all offer solid rental demand, affordable entry points, and plenty of value-add opportunities.We’ve got a large inventory of older homes across the state, many built between the 1900s and 1950s, which can be ideal for BRRRR if you’ve got a solid scope of work and reliable contractors.

On top of that my 4plex cannot be individually metered for gas so I end up paying for the gas which costs over $3,000 per year easy.

In short, there is no right answer only each individuals situation and goals. 

Many high-earning individuals dismiss these investments without understanding how effective they can be, especially when properly structured.They assume promissory note funds are only deployed to salvage troubled deals, carry excessive interest rate risk, or lack tax benefits—making them not worth the trouble.

I also recommend joining local Facebook groups.They can be a treasure trove of insights and opportunities, allowing you to engage with like-minded individuals and stay updated on local market trends.
