I pay all utilities. 

Take all the costs including utilities and see if you can cover things with a rental inclusive of utilities and still make a profit.

Purchasing a lot that’s already cleared and has utilities in place can make it much easier to sell and attract buyers.

Those check a lot of “powered shell” boxes if you can validate a few things up front:Power: Confirm 3-phase 480V, available capacity, and utility upgrade timelines/costs.

Is the only way to effectively utilize equity to buy the property outright so I would only be paying the interest on the loan leveraged on the equity?
