Either get more risky, lengthen the timeline, get partners, etc...

Renewals save the owner money as turn costs and locating another tenant lengthens the vacancy period (more months without money).

Sales, DOM and all that are not pulling back/lengthening as much as I would have thought however. 

I could see depreciation lives lengthened and the ability to 1031 and then pass off stepped up basis assets to heirs eliminated.I think most investors are in denial about this.

After a period of "they are not a hassle" I am willing to lengthen the lease but I am not concerned about people moving in and out all the time because my market does not have many rental opportunities right now. 

But it may lengthen the closing (since they have to give 60 days), and is more work for the seller.
