Don't make them feel that way.Seventh You have to emphasize how it benefits the seller, over getting (or ultimately not getting) a "cash" offer.Eight you have to make it easier to go with your option, rather than waiting for "someday" getting a "cash" offer.Ninth have a backup offer you can live with in case the seller doesn't like the first one.Tenth  Practice, Drill, Rehearse, again and again with someone, until it just rolls off the lips.

Then those tiles can be removed (and should be numbered or otherwise marked for reinstallation) and that will free the tub lip from the rest of the tile & backer board.
