I would suggest reaching out to local people within your area, wholesalers, fix and flippers, and other investors that run small teams and see what you could do for them (cold call).

I was curious if there are any local groups that meet and discuss strategies or general market discussions in any of these local areas.   

QQ for you; how do I actually find the local forum?

I would try and get a hold of a local Builder's Association.
