I have given my tenant notice to leave the premises due to over a dozen lease violations (late payment/no payment, rekeying locks, neighbor complaints, police involvement etc.)

I think it was in the $300 range so not too expensive and I  believe you can re-key them? 

For keys, have title or your agent place a lockbox at closing, then PM rekeys and controls all sets.

My Dad is a locksmith, and even he doesn't charge an upfront fee to go see what he's working with.

We also use our own locks and have a master key - changing locks is an absolute no and we would send another locksmith to change them again and chargeback the tenant. 

The property should receive standard cleaning, painting, & re-keying, but it’s also a good time to consider improvements that maximize rental revenue.

Make sure you bring a locksmith with you on the day of eviction. 

@Gustavo Delgado Gustavo, the top 3 turnover needs we see almost every time are: paint/touch-up, rekeying locks, and deep cleaning.

I recommend a hidden lockbox and/or 24 hour locksmith on speed dial.

Thinking about installing a smart lock with a keypad so I don’t have to rekey every time I turn over, can give contractors easy access, and use it for remote showings if needed.Thoughts on this?
