Landlords and property managers. What are the top 3 'needs' that come up when you need to turn over a property for your next tenant? Do you normally have your ' go-to' crew or do you call around to get quotes?

Great question, Gustavo. For most turnovers, the top three needs I consistently see are:

  1. Paint and patchwork – Touching up walls, fixing nail holes, and making the place feel fresh again.

  2. General repairs – Think loose doorknobs, leaky faucets, damaged blinds, or appliance issues.

  3. Deep cleaning – Kitchens, bathrooms, floors, and windows need to be spotless for the next tenant.

If it’s a long term tenant moving out, sometimes flooring or light fixture updates come into play too.

As for labor, having a go-to crew is ideal. It saves time, ensures consistency, and helps avoid delays, especially if you’re managing multiple units. That said, I know some owners still shop around for quotes, especially on bigger repairs or when testing out new vendors.
