The IRS treats STRs differently from long-term rentals if the average guest stay is 7 days or less.

That being said, these rates are “SHORT-TERM”…not the longer term rates that mortgages use.

Hi there,I'm a rookie investor trying to understand the risk/reward characteristics of long term v short term rentals.I have a hypothesis that the latter would be better for cash flow, but am unsure about that idea in this particular market.Those who are well versed, can you share your insight?

They usually have a pulse on which agents understand investor deals and which neighborhoods make sense for long term rentals.

From my experience with Midwest markets, investors who focus on stabilized, move-in-ready properties often see more predictable cash flow early while still benefiting from long-term appreciation.

My long term objective is to pay off all of the houses over 8-10 years (before retiring from my W2 job). 

The city of Denver doesn't allow for non-owner occupied short-term rentals.
