I think in most markets, 3 nicely appointed modest properties will perform over the long run better than a big fancy one.If I had my choice, I would have 3 lake houses like I have now rather than a single lake mansion.

Syndicators who bragged about how smart they were, showed off fancy lives, cars, private jets, and mansions, second homes, and wrote books and sold expensive courses about how smart they are at investing are being exposed all over the place.

We aren’t even sure where our money went as many deals were cancelled after investor’s money was received- such as Wholesale fund, opportunity zone fund, St Pete mansion deal.

Only way I see it maybe working is a beach mansion on a multi year lease.I have about 50 of my rental units rented out to people who arbitrage (rent from me via traditional lease, but then they do STR).  

I did a few successful arbitrages in 2016/17 personally that did well but there was a big spread ($5500 rent beachfront mansion that brought in $30k +/- per month, $4500 rent beach adjacent triplex that brought in around $15k and came furnished already).
