Don't look now but the FED meets tomorrow and is highly anticipated to reduce the FED Funds rate further by .25%Most Mortgage lenders have already priced this adjustment into scenarios which is why mortgage rates hit the lowest point of 2025 last week. 

I love working with Investors, however I am no stranger to homebuyers since that is how I started this business.

I am not fully accustomed to all of the loans, taxes, etc. that will go into the structure, but I have wholesaled in the past & no stranger to investing in real estate. 

Don't rent to family & friends, instead rent to strangers so you learn how to screen applicants, use a robust lease and confront nonpayers politely, but firmly with an eviction notice - no excuses.If you can make that work, while rebuilding your credit, your can continue to expand.Or you may figure out you are NOT cut out for landlording and thus need to hire a PMC.
