Then repaint the outside with Sherman Williams Duration paint as it has hit 20 yrs since the previous owner painted it the paint is starting to bleach out due to the sun.  

He used to own his own his own contracting business for 6 yrs, and is now the on site manager of a construction company that builds APT buildings and subdivisions.  

OR,  I could Lease it for 1 yr - 2 yrs and possibly cash flow or break even. 

if you don't meet current market trends/ competition on the MLS it could end up costing a lot more than the savings vs quartz. if it looks cheap there the alarm bells and over all impression set what a buyer is looking to pay they don't line item their price like we do.I flip 3-5 houses a year solo for the last 6 yrs.

Not that I am opposed to this with a company that has founder with nearly 30 yrs of wall street experience, but I would want to hear their track record and how honest they are about it, primarily.

Hi Angel - I came across your post from 6 yrs ago.

Are you wanting to get into and out of deal in 2-3 yrs, or hold for the next 20, assuming it is cash flowing for you.Beyond that, I would also set some general guard rails: minimum years in the real estate business, dedicated focus versus diversified portfolio? 

My point was, the difference is small enough within the first 20 yrs of a 30 yr term to strongly consider that risk.BUT, very few people seem to take the risk of IO payments, which makes me wonder what I'm missing. 

You can make the same argument comparing 20 yrs to 30 yrs.
