I’ve been looking into setting up a RUBS system — probably billing tenants back for about 75% of the total monthly water/sewer bill, divided equally among all occupied units.I’ve read that some cities in Ohio (like Cleveland) prohibit or discourage RUBS, but I haven’t been able to find anything specific in the Euclid municipal code.

They paid their first months rent.

During my due diliegence i found out one tenant has unpaid gas bill upwards of $5,000 since covid days.

I would also see if your lease language speaks to you paying the bill and charging them, or imposing a late fee based on the water bill.

One of  my apt. buildings in Dallas did 30K per month net, purely passive.

This is the exact reason why you never collect just one month rent as a security deposit.

I’d focus more on having it rent-ready and marketed well rather than waiting for a specific month.
