Is landlord responsible for gas utility if tenant had gas cut off due to unpaid bill?
Hello BP members,
Im currently in escrow on a 4-plex in long beach CA. During my due diliegence i found out one tenant has unpaid gas bill upwards of $5,000 since covid days. Her gas meter has been removed and she has no gas. The lease states the landlord is only responsbile for water only. She is also falling behind on rent and I Imagine i would need to evict at some point. Currently she has no access to hot water or cooking on her stove. She has a toddler too.
All of this doesn't sound good but I wanted to ask what liability if any does the landlord have? If we were to goto court for the eviction can she bring this up as uninhabitable conditions even though it is fault of her own? Anyone has experience with a situation like this?
