Which collection agencies are most aggressive in collecting back rent against tenants who live in North Carolina?

Every month I am texting 4 or 5 tenants to remind them to pay rent or trying to collect rent fees.

That may mean liquidating assets (a second car, collectible Pokemon cards, motorcycles), whatever can generate some capital to eventually leverage into a down payment.

It is suggested that  "Small" landlords use a collection agency, who will report the non-paying tenants to the credit bureaus.

Their arguments were # 1  that a NON EXISTING ENTITY cannot bring a collection action and # 2 well over 20 years of time had gone by with no attempts to collect on the Debt owed to the Mortgage and Note holder.
