I'm "new-ish" to BP myself.

There are higher cash flow areas in the Midwest but not typically new construction.

I personally got into investing by house hopping; living in the single family, bought a new one about 1.5 years later, moved into that one and then turned the first one into a full-rental and I did that for the first 3 houses.

After a run of me building 30 plus new builds in downtown area of Charleston..

The only solution is to find a new GC or sub out the work yourself and become your own GC.

COVID created a chaotic spike in both the sale & rental markets, attracting even more new real estate investors.

Ya I just bought a new fly rod today and fly line and was researching Bungs that are British floats for fly fishing so yes I had fishing on my mind..

On 3 we got fixed financing at 4.25% and 4.75% interest, which made those new builds positive cashflow.
