For example, on a $100k HELOC, a 0.5% lower rate only saves about $500 a year which may not justify restarting the process.That said, if the smaller lender can not only offer a lower rate but also a higher limit and better flexibility (like interest-only payments or no draw period restrictions), it might be worth it for the added liquidity.
