Luke, for your family to have a large property management company, isn't someone there that can be your sponsoring broker?

Location matters more than people realize.Some managers are excellent in specific pockets of the city but don’t have coverage—or strong staff—in others.

It is better to have % of rent so there is some motivation for the property manager to keep the unit(s) occupied and also collect the rent on time.

Rejoining now as a new property manager within a highly competitive market, I could not be more excited to learn from this community while also being open to offer any avenue I might to assist others in any capacity I can.

To me this actually makes a lot more sense for people dumping $50-$100k into an investment. 

Not sure on any books, but the people that have been successful and had success with PM companies is going from owner/op to getting a PM in there to operate the property.

They held a webinar for the Ekahi fund and told them they fired the property management, false they quit due to lack of funds.

As for property management, it is a very daunting job, thankless, and difficult to make money, unless you are very efficient.

@Bob Dole, It's not uncommon for a child or employee, friend or advisor "manage" a 1031 exchange for one of our clients.
