We see both LLC name and owner of the LLC listed on insurance policies regularly.

I bought my first rental in my personal name because I got a great rate from my credit union.

Holding any asset in an entity as opposed to personally MAY limit potential liability solely to that entity and not expose other personal assets.

The IRS treats single-member LLCs as disregarded entities (they’re taxed the same as if you held the property personally).

Honestly, it would be amazing if there was a tool where you could plug in an address and get all this market intelligence in one place… but I haven’t found anything that comprehensive yet.How do you handle the research side?

I cannot imagine a realtor that has been in the game for any amount of time actually caring whether or not you hold title in your personal name or in the name of an entity.
