@Charles Kennedy That is interesting that you're noticing this shift as a trend.

Having a rather FULL perspective of private syndications, I see a real problem for investors in analyzing these investments.  

In my club, we analyze market trends, rent growth, expense ratios, and local job or population shifts, as well as occupancy rates, tenant quality, property condition, cap rate versus the local market, financing terms, potential for value-add, historical cash flow, and projected ROI.

With the shift to a Buyers market, we plan on a lower ARV at the end and make sure the numbers work when we start. 

Than he did some basement improvements, and shifted to doing ti more like a duplex so didn't have to share his living space. 

I was thinking of putting the uninvested lump sum into a high yield savings account until it's ready to be shifted into ETFs. 

I can add some information from my perspective:- we go after NPLs on commercial properties, instead of residential.
