This seems like a good way to have trouble with mortgage companies. 

The cash flow produces a poor return and historically the appreciation is poor

I agree on FIRST position note funds.. but second position and while safer the way your describing it and better than being a LP.. but the results or reasons for the loan are a property in trouble.
