Where my roadblock comes is that I have read on this forum a number of times that using a HELOC for a down payment can quickly over lever a person and that is something I don’t want to do.I have thought about DSCR loans, house hacking, BRRR (I love the idea but not so sure the wife would love it with the construction, especially if it is a house hack as well), and a few other methods of acquiring my next property.

You or your handyperson be there with keys so the township inspector has access.While there, photos can be taken of any issues the inspector might find.Make absolutely sure the inspector gets the access they need;  they have no sense of humor for making a second trip.Good luck!

However even in places like CA where they changed the ADU regulations to allow more access and everyone got really excited, it really hasn't turned into the ADU explosion people thought it would.I would not focus on CoC or CapRate on single family or duplex properties.

(Land was going for 80-120k/acre when appreciated at 4.5%, so I offered everyone 120k/acre... which would have made my project work as long as it didnt take too long to lease up some units)I have access to the MLS since a family member is an agent in the area, but its been relatively slow to find anything on there, and the things I have found and offered on have gone quickly and my offer not accepted or even a counteroffer.
