Goodyear and Surprise, AZ (west valley suburbs of Phoenix). 

These are all neighborhoods that might still be a bit gritty but generally are overall decent enough right now and have upside to gentrify (or continue to) in the future in my opinion.Brighton Heights, Observatory Hill, Troy Hill, Millvale, Etna, Larimer, Crafton Heights, Wind Gap, Chartiers City, Carrick, Beechview, Allentown, Hazelwood, Homestead, Uptown, Coraopolis, Ambridge.Outside of these we have a ton of "river towns" which are older neighborhoods located along each of the three rivers that branch out from downtown here that are solid rental areas.

There are two major developments going into this area - one on the cooper river near the old navy base and the other on the ashley river.
