Albany and surrounding areas are great for student housing.

VA loan is an amazing program for all the reasons you pointed out earlier. 

I thought student rentals could be a good option even though I know this will come with its own headaches.

Student housing just hit roughly 95% occupancy for Fall 2025, while many conventional multifamily assets are still hovering under 90%.That’s a pretty wild gap when you think about it.Even with higher rates and tighter lending conditions, demand for quality, campus-adjacent housing hasn’t slowed down.

Ideally, for my first deal, I'm able to find a duplex-quadplex that I can use an FHA loan for and house hack it to build equity for the first years out of college.

Unless you’re your strategy is using the BRRRR system, DSCR loans don’t make unless you are maxed on residential loans.
