Hello fellow investors, how much do you typically spend to fully furnish a 3-bedroom, 2-bath STR home, and what effective strategies have you used to keep furnishing costs down?

As a realtor, I see buyers being much more sensitive to total cost, financing incentives, and maintenance predictability, which makes new construction much more attractive now than in the past.

Buy the land on seller financing with a recorded first (or second if seller insists) and explicit subordination/permission for a construction loan.

Construction update: Broke ground mid September in 30A Blue Mountain Beach area: The Villages Rental property into a 1031 exchange to build a bigger home. 

Has anyone spoken to a construction or business attorney that has provided any guidance on this?

I've been hearing it's possible to get a construction loan in TN. with 10%dp and interest payments due after the house gets sold, on an 18 month term.

I'd recommend going to some local construction meetups in the Chicagoland area.

Is this helpful with residential construction projects/ flips? 

There’s a ton of new construction 3-flats hitting the market, and when supply jumps that quickly, rents flatten because tenants have options.

Curious if any landlords here have experience with new construction rentals in Spartanburg or nearby Upstate markets.Looking at an infill lot near downtown (utilities at street, ~7,350 sq ft) with new homes selling around $260k–$265k, and wondering how the rental numbers shake out for new builds in that price range.Posted the full breakdown in a Classifieds listing.Would love to hear from anyone who’s built rentals in Spartanburg.
