I buy several $10 or less items and sometimes get free same day delivery.Also, setup a Lowes Pro account and any order over $2k submit to an online automatic quote and many items you can get over 20% off (not lumber/trex as it is capped at 10%).

I later unloaded all those properties for a huge loss, and now I only invest passively.  

Even after replacing dimensional lumber with engineered joists due to the wider spans required in the larger homes and using higher end finishes, the numbers are still significantly better.
