But I digress….My Skeptical Take:I feel like I’ve become some version of a Federal Reserve whisperer, and I really wish that wasn’t the case.

When the operator has already made his/her money on the front end of the deal there's a lot of incentive to scream the upside and whisper the downside.

What works for me is pairing a foreman who’s good with psychology (basically the contractor whisperer) with a project manager who tracks budgets and deadlines (sometimes even virtual).

And there is the back of mind gremlin who creeps up and whispers "Bernie" lol.

That means you shouldn’t rely only on what’s on StreetEasy.You’ll want a good buyers’ agent who knows those specific neighborhoods and is connected with other agents who bring “whisper listings” (off-market or not-yet-listed properties). 

Stack that with tax delinquency, maturing debt, or a quiet partner fallout, and you’ve got a real shot at being the first call.That’s where we’re trying to point our attention—not to skip brokers, but to show up before the whisper turns into a blast email.Would love to compare notes sometime on who in Dallas is actually delivering these days.

@Mark KenneyI’ve heard whispers of this strategy before, great information.

Pocket or whisper listings are legal but only advantageous for specific markets or properties, from my experience unless there is a privacy concern or other rationale - restricting public exposure of any listing rarely benefits the owner.
