I’d start by backing into the numbers rather than guessing an offer.Current rents: $1,000 + $700 + $700 = $2,400/month or $28,800/year gross.Even with outdated units, most small multifamily investors want at least an 8–10% cap rate in a mid-range area to make the work worthwhile.
