Except my view is that a W2 job is low return compared to what can be done working independently to build wealth.Agreed so much better value I can provide to the world than what I was providing through my W2.I mean I already coach soccer, basketball, and teach Personal Finance and STEM at my kids homeschool Co-Op.

If you get properties that are within walking distance to fun things like: bars, football stadiums or basketball stadiums, then they will always be in high demand and very low likelihood of vacancy. 

Also, Pool amenites such as pool basketball, Four square, Giant Jenga etc. help guests imagine themselves having a Florida experience with their own pool on vacation.In short, in a saturated market find a way to make your home exceptional, and you can generate decent income while still enjoying the home with your family.

So many "investors" bury themselves in complex, expensive situations to protect themselves from some unknown threat to their non-existent business.Figure out if you have any shooting skills (or even enjoy the game) before spending money on $600 Nikes or an indoor basketball court.
