I probably wouldn't house hack in Oil City since you likely won't really see much appreciation or rent growth long term there being so far from the major job centers here.

Oil used to be a big part of the economy but California is moving to shut that down.

I would love to connect and network and am definitely looking for some input on the different parts of the area, I've been looking at McKeesport, Coraopolis, Middle hill, and a little way out but Oil City.

Ink will bleed thru latex, so will need oil-based paint or Kilz. 

I think they have a well-oiled machine, but they are dealing with alot of volume which can contribute to misses like this.

I have invested with 8 different syndicators in about 23 deals in my life, mostly in real estate, 2 in oil and gas.   

Oil prices remain a huge X factor, and housing prices (at least with respect to rents) are being held back by the most supply EVER being built and coming online here in 2024.

If they can't be found, it's hard to believe that person would show up one day to claim the land.
