16 July 2025 | 4 replies
@Michael Sargent, if there is no clause on early termination, or  re-rental charge or anything similar then it should come to the mutual agreement of both parties. They should make the request in writing, but you'd still need to agree to it and sign written out agreements & not just do text or verbal agreements.

His forwarding address is also the same as his friend.Fort Cavazos is only about 1 hour away so it seems odd that he would move out entirely rather than commute especially when he appears to still be living nearby.I showed the orders to an Army friend who pointed out that:The orders do not include the Army sealThey are not signed which he says is normally requiredI’m not trying to be difficult but it feels like someone trying to break a lease early to save money by moving in with a friend.Has anyone dealt with possibly fake PCS?

Jake Andronico ADU's Coming to Reno, NV?
17 July 2025 | 3 replies
Like most current residential RE holds, cash flow is initially modest or negative, so this large initial negative equity position will take many years to recover. Here is a list of why adding a single ADU in single family zoned areas in my CA market is typically a poor RE investment (some of these will not apply in Reno, but is does appear Reno is NOT allowing STR of ADUs):1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.
