A short term rental is simply a residential property that is operated as a hospitality business (rented and occupied less than 30 days) - to be successful it requires due diligence, imagination, decisiveness, attention, effort and care.

I wouldn't buy a place just for this as this will just be a flash in the pan.And it may not even get the flash anymore because with the STR secret long made mainstream by now, what happens with these compression events is that all the locals leave town so they can put their place up for rent and it floods the market with insane supply that way outpaces demand and kills the premium rates that used to be driven by a supply shortage.We saw this recently for the NFL Draft and Super Bowl.

The secret to collections is not calling on the 5th for rent, its proper screening.  

-I would love to get an idea of towns or neighborhoods seeing new development, infrastructure, or employer growth and low crime- Areas with tighter rental inventory that aren’t yet oversaturated with investors- Any lessons learned about tenant laws, property management, or working with local contractorsNot expecting to be handed “secret spots” — just hoping to connect with folks who know the market and can help me understand where the long-term upside is.
