For a luxury condo/apartment we usually have supplied washer and dryers, and sometimes for a standard apartment also, but some apartments just don't have the room or the facilities for washer and dryer.

Paving the driveway, fresh paint or repairs to stairways/decks, adding some landscaping or a tree, and upgrading appliances like washers/dryers can all increase perceived value.

I am going with the following layout where the tenants can bring their own standard washer/dryer.

The photos were below industry standards, even though I had installed a refrigerator, washer, dryer, and large mirrors to make the home more appealing. 

taxes are estimated to be 412 Monthly Insurance 133 monthly Property management fee 125 a month Quarterly Water 125 a month Vacancy 5% 2900x0.05 145 per month Repairs 7% is 203 a month Capx 5% 145All combined puts me at 1288.

I have friends that deal with low end rentals and they remove anything that is likely to break or leak including garbage disposals and washer/dryer units but those are Class D properties.
