Heat and water are included and I'm thinking about adding an additional fee to cover some costs for the heat or water as the rent prices I'm charging are pretty much on the high end.

Have any of you purchased a property with a high fee and ended up regretting it??

I don't believe landlords should have recording devices on property.

There are services online that I've used like Turnify (highly recommend them, use them in Chicago) or you could search with something like Turno to find the right folks.

not sure if i can keep breaker with blank label also outlet under 6 ft from water i.e sink/cloth-washer/bathroom etc should have gfci, even if its at the end of the circuit.... so not adding new circuit, but there is something about separate neutral for gfci circuit as wellin garage i can find the first circuit and add gfci there.

But at the end of a lease, there is always some work to do to get it ready for the next tenant because of wear and tear and deep cleaning.  

There has been a significant uptick in end buyers showing up at foreclosure auctions who can obviously outbid flippers.

Now we have a property in Broad Ripple Indianapolis that will end up being a rental.We're not far off from finishing the current project.
