If this is Net after operating expenses, it is likely good that you got a cost segregation study as it will likely wipe out your income for a few years.If the $125,000 is gross and does not include your operating expenses, I prolly would not have gotten the cost segregation study as the $125,000 will be wiped out by operating expenses and normal depreciation.Best of luck!

Scuff marks on the walls, a few surface level scratches in the floor, nail holes from photos should all be included in this category. sections of drywall that are dented or missing, and wouldn't result from a normal every day activity, should be itemized and billed to tenant.
