Most selling Ag are not doing it for happy reasons.

No Ma'am A GAR forms you would write the contract on are assignable. 

I can't imagine how much money is whole dream merchant machine is pulling in, but it looks like the AG are starting to pay attention.

In a GAR lease it lays out what happens if the tenant is late, or doesn't pay rent.

A licensed Real Estate Agent uses an RE Form or a GAR form. 

And truthfully, if an agent isn’t involved in your transaction, you aren’t supposed to be using any of the GAR Forms anyway.We had something crazy happen while we were selling a house using a GAR purchase and sale agreement (PSA).

I make them sign a GAR pet exhibit and list the pet's name, breed, size & that's the pet had it's shots/license. 

im a newbie wholesaler trying to get my first deal done , real estate agent said her office isnt goint to be able to accept it being on the purchase and sale agreement so she sent over a gar form... just wanted some feedback on what you guys would do in my situation!!

@Ian Agar I typically try to buy properties that have at least the gas and electric split.
