According to RentCafe Milwaukee was the third most competitive market to rent (ahead of markets NY, LA, SF..) last year and we see it here on the ground with our own lease ups. 

In reading the job title thread I got to thinking....I used to work in commissioned sales and we had elevator pitches to get a conversations going when asked about work, rather than the usual "oh cool" response. 

Direct mail still works great for small multifamily owners, especially if it’s a personal letter that doesn’t look like mass marketing.

The marketing pitch is always stronger asset protection, anonymity, better charging-order rules, you name it.Here’s my question to the BP community:1.

That isn't here until there are several hundred short sales on the market.  

Says a lot about a person when they have so little trust and faith in themself that they pitch via roundabout BS.

You'll have to start over with new tenants as my experience says you're never going to get these tenants up to anywhere near market rates.
