Do so in a calm, professional manner, but set the tone that the rules are to be followed.  

If yo found a 3/4 plex for let's say 200k even FHA owner occupied you're going to need at least $10k to close, who knows how much to make sure the other units are livable (BTW, you should live in the smallest, crappiest unit), and reserves or access to credit to repair the inevitable things that will come up.

When investing, you are either going to need to trust your team's opinion or do your own research.The questions I always asked myself when investing, which I think would be good to ask a team in any market: are you comfortable going to the property at 2am?

You missed my point.I think your point is that in a quiet residential street, even a single STR that’s poorly operated can feel disruptive and change the tone of the neighborhood.

You're probably going to need a JV partner with deep pockets.
