With regards to pests in general, we'll pay for it in the first month, afterwards we charge it to the resident as it's almost always because they aren't being clean.

As long as it is a legit pest control company that is licensed and insured, give them access.

Thank you to ALL that wish me well, in this very scarey investment journey, it feels as though I have jumped into Shark infested waters, unfortunately. 

I know a lot of people that will put pest management on the tenants as a responsibility in the lease with lawn care.

I want to start out owning this property very well and take care of the tenants, so I am going to cover costs for lawn care, $100/mo and pest control $40/mo. 

Also the percentages are good but the dollars are what counts and a new roof, deck, subfloor, refer, AC unit, furnace, frozen pipes, infestation, broken water or sewer line, delinquent tenant, etc and it all goes sideways and you are upside down.Those homes are nice but older... 

In my state, a lender  like ask for a clear pest and dry rot report.

Also add items to your lease that are particular to your property. such as parking, number of vehicles, cameras, pests, lawn care, renters insurance required, whatever.

We take this issue seriously for sure, and we ordered pest control service right away.
