You don't know if the tile contains asbestos until you have it tested.

Upon inspection we noticed some "water damage" on the drop down ceiling tiles.

FOR SHOWER - I am open to tiling shower walls, but then it would be more cummbersome to maintain.

In that case, you might also consider whether adjusting the rent due date (to match their income cycle) could improve things, or if this pattern is grounds for non-renewal.Whatever change you make, make sure it’s clearly outlined in the lease and only applies on renewal or with a signed lease addendum.

That’s not guaranteed – but it is a common pattern.

Intend to update the kitchen with new countertops, cabinets and backsplash, as well as update the bathrooms with tile tubs around new tub, new sinks, and vanities next summer.
