Hello and thank you in advance.If a rental property is put into a land trust with an LLC as trustee, where you own the LLC 100%, and want to put the LLC as a named insured on the rental property insurance, there are some insurance company's that allow it and some that don't claiming too much risk.

TWO (2) Title companies we've approached have told us that Deeds of Trust are NOT used in the State of Alabama and the commonly used security instrument used to secure "A Promise" promissory Note involving real estate is a MORTGAGE security instrument.

My structure is a land trust (privacy reasons) that is owned by a Wyoming LLC (privacy and liability protection) that is owned by my one California LLC where I file my taxes for all my entities that is owned by my living trust.I only pay $800 a year for my one California LLC, thereby saving thousands if they were ALL California LLC's.
