I’d second everything he said.In Texas, landlords can deduct from the security deposit for damages beyond normal wear and tear—but you need clear documentation.

It's always been considered "normal wear & tear" in our experience.Tenants make threats often, when they don't get what they want, when they want it.- In the case of doing repairs & deducting from rent, check your state & local laws to see what a tenant can & can't do.
