What would you pay to have somebody check on the house from time to time?

So I am trying to broaden my reach a bit into other areas of Texas.  I currently primarily buying near San Antonio Texas. I am considering adding Huston Texas as an area that I purchase real estate. 
What would you pay someone to check on a Property from time to time and how would you go about finding someone? I’m not talking about a realtor. I’m talking about somebody that will be paid solely upon checking on the property when needed and giving me insight as to the condition of the Property as needed. Just basic simple stuff..

    Call some of the local property management companies and see if they have a person who could do this. Do you know any contractors in the area such as a plumber, landscaper, electrician, anyone you've worked with who you could ask to do this?  You'll want to have an idea of what you'd pay them first but I'd start with asking people you know and have a working relationship with and then call property management companies. If all else fails, try posting an ad on Craigslist. Just some ideas... best of luck!
