Single-family residence fix & flip investment.

Purchase price: $600,000
Cash invested: $50,000

What made you interested in investing in this type of deal?

I saw the opportunity and got to work on it, I always wanted a way to grow financially and help supporting my extended family .

How did you find this deal and how did you negotiate it?

I have a cleaning service and this is one of my clients and, she mention it that her buyer had backed out and, I offerer to step in the deal that way she could continue with her plans. She was hesitant in the beginning since she didn't know about my real-estate business. She knew I had a cleaning crew but she was comfortable after I show my experience.

How did you finance this deal?

I found a a lender on bigger pockets.

How did you add value to the deal?

By upgrading floors, paint and lighting.

What was the outcome?

It's not done yet but it's looking really nice and updated.

Lessons learned? Challenges?

I have learn not to be afraid and not to stop at circumstances but to keep going and resolve a day at the time.
