MA: Tenant turning hostile

Hi,

I had this tenant (MA) for 5 years, and after losing his job recently, he started behaving erratically. He recently mentioned that he has a bipolar disorder and an eyesight-related issue. He started making unreasonable demands like installing high-end kitchen appliances, me talking to his neighbor to not bother him, and asking me personally to clean the apartment. 

He refused to let me hire a property manager to insulate me, and he is constantly threatening to sue me for petty things. I need to insulate myself, and I thought of a property manager, but he is acting uncooperative and refusing to let the new property manager visit the unit.

He is getting aggressive verbally.

He can't refuse to let you hire a property manager-hire one and tell the tenant he has to communicate with them.  If need be, go with the new PM for the first scheduled visit so you can introduce the tenant to the PM (it will also provide you a witness to anything that may happen).  I'd let him out of his lease when it is finished.
