I speak with many, MANY agents on a monthly basis and most are struggling to find listings.

Best way to find deals is guerrilla marketing.

You have to think outside of the box.

A bench ad or Zillow are too expensive and are not going to do it if you're on a tight budget.

That's why education is so important.

Probates, inheritance, code violations, tax delinquency are all incredible.

Most agents don't send handwritten letters to these lists because

they don't know the process of how probate works for example.

But all it takes is a couple of hours of YouTube videos and online research

and you'll know more than 90% of agents out there.

Out of 100's of agents I spoke too last month, only 1 knew of probate.
