Doing a deal with wholesaler

So a wholesaler presented a deal for my buyer. This wouldn't be a traditional transaction. How would I facilitate this kind of deal if the wholesaler just wants to assign my buyer the contract. This cuts me out the deal. Why would my buyer sign contract without it going through title

@Cameron Porter well yes you could easily be cut out of the deal. F your buyer is an experienced investor then you simply may not be needed.

However you could also use your sales skills to show they buyer how much you can help him. You can help your buyer understand the deal and evaluate the deal. Agents do all kinds of work to facilitate a transaction. Lots of coordination regarding the contract, the title company, lenders, inspectors, insurance agents etc.  A new investor may need you to help him through this maze of details. 

Finding the deal is the easiest part of what you do as an agent. It is all the other crap you do that makes you important to most buyers and seller. Sadly most people don't see or appreciate that. 

Does the buyer know he is not buying real estate with an assignment? He is buying a contract. Who knows what that contract says. The terms of the deal are in the contract. Has the buyer even seen the contract he is buying? Does he understand the contract he is buying?
