Starting to analyze zip codes in the DMV, NC, ОН area for long-term buy-and-hold.

Curious what areas people here are currently investing in, especially interested in multi-family. DSCR, BRRRR

Anyone working in Prince George's County, Arlington, or Fairfax? What has your experience been like?

Would appreciate any insights — I'm just getting started and trying to build a solid foundation.

Hey Ivan — I'm investing in Ohio, mainly around Columbus and Dayton. Still solid opportunities for buy-and-hold, especially with small multis in the right zip codes. Columbus has strong population growth and steady rental demand, while Dayton offers better cash flow with lower entry points. BRRRR and DSCR strategies can still work well here if you're careful with your numbers. Let me know if you're looking at specific cities or want to compare a few areas.
